You don’t have to build with us to work with us. We draw custom, one-off house plans as a stand-alone service, designed around you, your budget and your property.

We’re a home design firm with deep roots on the job site. Our experience runs from pouring footings and framing walls to architectural study at the University of Tennessee. That gives us a practical view of design: as we shape how your home will look, we’re also planning how it will be built.

Designing the look and the structure together helps keep the process simple. It can reduce the need for added engineering later, and it lets us plan framing efficiently, making good use of lumber and labor.

And because we’re builders too, we design with your budget in mind from the very first sketch. The result is a home that’s thoughtfully drawn and ready to build.

Design a home around you

Every design starts with a custom assessment of your needs and wants: how you live, what you need room for, and what you've always wanted in a home. From there we design a home around you, shaped to your budget and the lot you're building on.

Design services are available on their own. You don't have to build with us. If you'd like one team to handle everything, we can pair your design with our build through our design-build process.

We bring four decades of experience to every set of plans, so they're practical to build as well as beautiful to live in.

Needs and wants assessment

We start by listening. Your priorities, room by room, become the brief for your design.

Property assessment

We can assess your lot for slope, views, orientation and setbacks so the plan fits the property.

Plans drawn in house

One-off custom plans, tailored to your budget and property, ready to take to a builder.

Design only, or design and build

Use your plans with the builder of your choice, or let us build the home we designed together. Either way, the plans are yours.

Already have plans?

We also build from plans you already have from another architect or designer. Bring them in and we'll walk through them with you.

From First Sketch to Finished Home

Every home we design starts as a rough idea on paper. We refine it into precise line drawings, bring it to life with sketches and renderings so you can see it before a shovel hits the ground, and then build it. Here are a few of our designs, from the first sketch to the finished home.
