Lake Homes Designed for Your Lot on Tellico & Fort Loudoun

A great lake home is designed for its lot and its view. We start with what you need and want, assess the property, draw the plans in house to fit your budget and the shoreline, and then build it, with Alex personally involved and four decades of experience behind every decision.

Designed from the water up

On a lake lot, the view sets the floor plan, the slope sets the foundation, and the shoreline rules decide what can go at the water's edge. That's why every lake home we design starts with a property assessment, and why we draw the plans in house: the design is shaped by the lot and by what it really costs to build there.

Tellico and Fort Loudoun are both TVA reservoirs, connected by a canal near Lenoir City. Building on them comes with its own rules, and we plan for them from the first site visit.

Docks and TVA shoreline permits

Docks, boathouses, boat ramps, shoreline stabilization and other work along TVA reservoirs need TVA approval under Section 26a of the TVA Act. Many lake communities add their own dock and architectural rules. We design the dock and shoreline work alongside the house so permits don't hold up the schedule.

Steep lots and foundations

Lake lots often fall away toward the water. That can mean walkout basements, engineered foundations, retaining walls and careful drainage and erosion control. We design for the slope from the start, so the foundation is part of the plan, not a surprise.

Septic, wells and utilities

Many lake lots aren't on public sewer. Soil evaluations and septic permits can decide where the house sits and how big it can be. We assess utilities and septic before the design is drawn.

Glass, views and weather

Big windows and doors facing the water are the point of a lake home. They also have to handle sun, wind-driven rain and humidity. We design window packages, overhangs, porches and decks for both the view and the exposure.

Access and logistics

Narrow lake roads, tight lots and long driveways affect deliveries, crane access and staging. We plan logistics during design, because they shape what can be built and where.

One team for a complex build

Lake homes have more moving parts than a typical lot. With design-build, the team that designs around the slope, the septic and the shoreline is the team that builds it, and we take on a limited number of homes at a time. How design-build works

Before you buy a lake lot: a short checklist

  • Is the shoreline eligible for a dock, and what would TVA and the community allow?
  • How steep is the lot, and what kind of foundation will it need?
  • Is there public sewer, or will the lot need a septic system? Has a soil evaluation been done?
  • Where are water, power and internet, and what will it cost to bring them in?
  • Are there HOA covenants, architectural review or minimum square-footage rules?
  • Can trucks and equipment get to the building site?

Lawhead offers property assessments as a service. We'll walk a lake lot with you, before or after you buy, and tell you what it means for the home you want. Request a property assessment.
